Co-Ops….Stay far away as possible

This week, I had the pleasure of almost closing a Co-Op in the Palm Bay Area. At first it seemed like a normal closing, buyer was out of town visiting a friend, wanted to buy and pay in cash. I had all the paperwork in order ASAP, wanted to put the offer in before they headed back north, that day! Fortunately my office manager, Dennis Hoffman, was able to catch that selling property in a Co-Op, you are not actually selling or exchanging property, you are selling shares of ownership in the Co-Op. You would think since it is property in a community, it would sell the same. Different license, different paperwork. If it wasn’t for my office manager finding that out, it could have been total disaster. The agent is liable for that sale and any mishaps that might of ensued because of the type of sale. So, to anyone who is a new agent it is best not to sell something in a Co-Op community, to complicated. I hope this helps.

IRCC – Indian River Colony Club used to be a co-op and they did purchase the real property back from the owner. But John is right, review how the prospect property is deeded before moving forward.
